The itemized breakdown applies a composite cost structure, reconciled from several 2026 restaurant and cafe construction sources, to whatever midpoint your inputs land on. It shows where the money tends to go, not a promise your build will match. The two biggest swing factors are whether you take a clean second-generation space or gut and rebuild, and how much custom millwork your design calls for.
What buildout actually means
Buildout is the work of turning a leased shell, or whatever a previous tenant left behind, into your operating cafe. It runs through a general contractor, who manages demolition, framing, and a storefront if one is needed, plus the trades behind the walls: HVAC, electrical, plumbing, and finishes, along with the permits and inspections that have to be pulled and passed before you can open. The starting condition of the space is the single biggest driver of what that work costs. A white-box or second-generation space, industry shorthand for a shell that already has power, plumbing, and often a hood or grease trap left over from a prior food or beverage tenant, needs far less done to it than a raw shell with none of that in place. That is why two spaces of the exact same square footage can land in very different tiers below: the number on the lease says nothing about what is already behind the walls.
Why per-square-foot is only a starting point
Sourced 2026 figures put a cafe buildout in a wide band: roughly $50 to $200 a square foot for a second-generation space, $150 to $300 for a standard new buildout, and $250 to $400 or more for a high-end custom cafe. A full-service restaurant with a full cooking line runs higher still, often $250 to $500 a square foot or more, because of hood, grease, and ventilation loads a coffee bar does not carry. The location setting here is our own directional estimate for how construction scales from a rural market to a major metro, not a published cafe index, so treat it as a rough dial.
The line item people forget
Notice that the kitchen and bar line above is equipment tie-in, meaning the labor to install and hook up equipment. It is not the price of the equipment itself. Your espresso machine, grinders, refrigeration, and POS are a separate furniture-fixtures-and-equipment budget that can run another 20 to 40 percent of a project on top of construction.
